Modified roofing systems became the industry standard as contractors moved away from old “hot tar” methods and legacy materials. Asphalt is naturally waterproof, but on its own it doesn’t handle expansion and contraction well—so manufacturers add polymer modifiers to improve flexibility and durability. In Toronto’s freeze–thaw cycles, SBS modified bitumen (torch-on) remains one of the most common commercial flat roofing solutions.
EPDM is a proven single-ply membrane used on many commercial flat roofs across Toronto and the GTA. EPDM typically comes in large rolls and is installed over insulation and a cover/recovery board. Depending on the roof design, it can be fully-adhered or mechanically fastened. Recognizable EPDM manufacturers include Firestone and Carlisle.
Most commercial leaks don’t begin in the “field” area of the roof—they start at details: wall transitions, curbs, drains, scuppers, skylights, and edge metal. If the existing roof assembly has no trapped moisture and the insulation/decking is sound, a re-cover (overlay) may be an option for cost savings. However, it can limit manufacturer warranty options and may reduce long-term service life, so moisture scans and/or core cuts should be completed before deciding.
